We have posted the proposed budget for 2024.
Please note this is based on our spend from 2023. If you have questions or concerns, do not hesitate to reach out to the Board or City and Village.

2024 RETENTION / COMMON GROUND WORK- NEW!
Beginning on 2/7/24 through 2/9/24, the Association will be having some work done on the retention / common ground areas.
As a safety precaution, due to heavy equipment and trees and brush being down and cleared, please ask your children to refrain from using that area as a pass through until further notice.

HOA ASSESSMENTS - UPDATE!
HOA Assessments HAVE been mailed by City and Village.
Remember HOA Assessments are due February 1, 2024, and delinquent March 1, 2024.
Any home delinquent and not paid after 60 days from the delinquent notice, per our indentures, will receive a lien on their property in 2024. In 2024 the Board will not spend majority of the year sending notices and reaching out to homeowners.
Please pay attention and look for notices, set a reminder in your phone, or set up auto payments with your bank if you need help remembering to pay your 2024 dues!

INDENTURE REVISIONS- NEW!
We finally got word that our revisions will be complete and a draft for the Board to review will be complete by Wednesday, February 14, 2024.
From there the Board will review, work with the attorney on any changes, which hopefully will be minimal due to the amount of work already completed, and then they will be compiled and mailed out to the community for review and voting.
UPDATE FROM ANNUAL MEETING REGARDING ROADS/SIDEWALKS
For those of you who expressed concerns regarding the unfinished repairs and unsafe sidewalks within our community at our 2023 Annual Meeting, here are the following updates:
The Board reached out to Public Works as did our Alderman. On 10/2/23, the city still does not have an ETA on the installation of missing sidewalk between 541 and 543 Falcons Flight as well as remaining road repairs that were not completed in 2022 including 135 Falcons Flight, 700 Talon, 711 Talon, and 551 Talon.
We will continue to obtain updates and try to push these repairs along. More to come as soon as we have a date to share.
With Spring and Summer approaching please remember ATV'S/Motor Bikes are ILLEGAL on City Streets per City Code (See section 340.110/340.120/380.070). UTV's are now legal per the City. This is not something that is enforced by the HOA but rather the City as it is a City Law. If you have a complaint about ATV's/Motor Bikes or a city issue you can call Code Enforcement to file a complaint.

Please do not store items in the front of your home/driveway for extended periods of time as they are then considered “permanent.” This includes grills, firepits, trash cans, toys, pools, and any additional items.
We understand it is that time of year. Please remember trailers, boats, and campers of any kind are PROHIBITED in the Community. If you need a trailer due to home renovations, constructions, etc. or will have a camper or boat temporarily due to a trip or outing, please contact the Board.
We now have a storage unit close by that offers affordable storage space.

TRASH CAN ENCLSOURES
Trash cans cannot be stored out front, on the side, or behind your home unless in an enclosure per the passed policy. The enclosure must be a minimum of 2 sides and large enough and tall enough to enclose ALL trash cans. They can only be out on your driveway on the day of pickup. You can read the full policy on the Community Documents page.

Trash cans are NOT to be stored outside (in front, on the side, or behind the home) unless in an enclosure and are only to be out on the day of pickup (Tuesday and Thursday).
