PROPOSED RESTATEMENT OF DEED OF DEDICATION, RESTRICTIONS, AND PROTECTIVE COVENANTS

Please note these are proposed and we would like residents to thoroughly review and bring any questions to the Annual Meeting or email us. These will be available for review through the voting period which will end on July, 12, 2024.

We realize this document is significantly longer but please keep in mind that the majority of the restrictions have not changed. However, language has been added to make them more clear, concise, and less ambiguous and in addition, the document now contains more detail and additional required sections such as Board Bylaws that we not included in our previous version.

DEED OF DEDICATION, RESTRICTIONS, AND PROTECTIVE COVENANTS

Please read before installing a fence, shed, or additions to your home to ensure you meet the requirements. If you have questions, please feel free to reach out.

FIRST AMENDMENT

First Amendment to Deed of Dedication, Restrictions, and Covenants for Falcon Crest (All Plats).

2024 BUDGET

Here you will find the budget for 2024. This is a proposed budget and how the Board intends to spend/allocate money in 2024 (also based off of spending in 2023).

POLICY NO. 1 - FENCING

This policy adds rod iron and aluminum as an approved fencing material in addition to new wood and vinyl. See full policy.

POLICY NO. 2 - TRASH CAN ENCLOSURES

Enclosures must be a minimum of 2 sides (L-shaped) but are not limited to more. It is left open for members to do what they would like such as add a gate or completely enclose (please be cognizant of size, if these become too big they can be considered fencing and require approval)!

POLICY NO. 3 - COMMERCIAL VEHICLES

Commercial vehicles are now allowed as long as they are in a driveway at all times, not blocking the sidewalk (where applicable), and do not exceed certain sizes. See full policy.

POLICY NO. 4 - FINE POLICY

This policy is the new fine schedule that will be used to accompany the First Amendment for Violations of the Deed of Dedication, Restrictions, and Protective Covenants.

POLICY NO. 5 - SWIMMING POOLS

This policy is now allowing pools without a deck, subject to Board Approval and City Regulations with proof of City Approval/Permit.

BUILDER CONTRACTOR LIST

This is a list of contractors used and provided by the builder. Please note some of these may not be current but many are.

ARCHITECTURAL REQUEST FORM

Below you will find the Architectural Request Form. This is used for Board Approval and must be summitted for additions such as sheds, fences, pools, etc. Please allow 5-7 days for approval.
